No land transfer tax at all — Alberta charges a much smaller Land Titles registration fee instead, one of the most genuinely distinctive rules in the country.

No land transfer tax

Alberta is one of the few provinces with no land transfer tax. Instead, buyers pay a Land Titles Registration fee, calculated in small increments based on both the property's value and the mortgage amount being registered — typically a much smaller cost than the land transfer tax charged in Ontario, BC, or Quebec on a comparably priced home.

This is one of the most concrete cost advantages of buying in Alberta versus most other provinces, and it's worth factoring into any interprovincial comparison of closing costs.

No provincial sales tax

Alberta has no provincial sales tax (PST) at all. This matters specifically if your mortgage is CMHC-insured: several provinces charge PST on the CMHC premium itself, payable upfront — Alberta does not, since it has no PST to apply.

Closing process

Like Ontario, Alberta real estate closings are handled by lawyers. Alberta's Land Titles system is generally regarded as efficient, and registration can typically be completed quickly once documents are in order.
